When Juffs Roofing was in the midst of their company’s growth and development, approximately 17 years ago, the company replaced a roof in a GTA home. Many of the homes in that neighbourhood were, at the time, in similar state having their roofs replaced. This particular home belongs to the show’s (Income Property) Project Coordinator, Steve Massey’s parents. Part of Massey’s requirements for the show is to source reputable contractors for variable renovation jobs. The design requirements in this episode involved roof, skylight and dormer installation. After noticing various roofs covering homes in his family’s neighbourhood, Massey recognized, the only roof standing out in quality and craftsmanship without any additional repairs, was his parents’. The surrounding homes had visible environmental ‘wear and tear’ damages or were initially defectively installed which now surfaced. Being impressed with Juffs’ quality of work, he contacted Steve Meltz of Juffs Roofing and the two Steves met. Juffs Roofing was personally and professionally referred to RTR Media Inc, owner of HGTV and Income Property TV show. Following the referral, Steve Meltz met with the show’s producers and host Scott McGillivray, and voila, the rest is history. Juffs Roofing was awarded the task of flat and slope roof replacement and skylight on the show.

Dan and Tina’s income property was a magnificent Century Victorian row house with a century worth of internal and external problems, but with full potential of beautification. This property gave Juffs Roofing its own set of challenges, beginning with demolition, removal, and then skylight and roof installation.

Being a row house, roof access was limited. The 100year old structure was composed of variable slopes and a flat roof section. The limited accessibility resulted in a unique roof composition of quadruple layers of aged and decaying roofing and sub-roofing materials piled on top of one another. Layers of cedar, slate and asphalt were separated by multiple layers of plywood. In addition, someone creatively installed windows to function as skylights resulting in severe water damage and decay. The team further recognised the walkout dormer had unforeseen water damage and more decay to its structure. The roof system was a disaster, full of mold and decomposing wood.

The initial task for Juffs’ team was to demolish all rotting structures. Removal of the debris was another predicament the team had to face. With the inaccessibility due to the joined houses, Juffs’ workers literally removed all decaying materials by means of the home – into the home, down the stairs, out the front door, and into the garbage bins. This demolition and removal started on a Monday and took a team of eight men only one day. Perhaps that was not the greatest challenge after all – in that same day, the weather forecast predicted a solid 24hr rain period, and with a tight filming schedule the roof needed to be promptly waterproofed. Failure to install a proper roofing seal would result in filming scheduling interference and delay, and water damages to the interior of the home where renovations have already begun. Rapidly, Juffs team managed to install a quality underlayment membrane in the flat and sloped roof sections, preventing any water penetration to occur.

By Wednesday, the heavy rain period has ended and Juffs team was back on the site doing what they do best – installing a high quality roof. The challenges did not stop after the rain however; the flat roof section was joined with Dan and Tina’s neighbour’s roof which had a deck and a fence interfering with access to create a seal between the two roofs. To continue with the roof replacement, the team, with the aid of the “Income Property” crew members, physically raised the fence and deck then lowered after the roof installation completion.

That same Wednesday, the dormer reconstruction was completed which was incorporated into the overall design by the show’s interior design team. Reconstruction included custom carpentry, superior water proofing, wood preservations and replacements. Juffs team returned on Thursday to install the flat and sloped roof systems and the Velux skylights which were successfully completed that same day.

This project definitely gave Juffs Roofing team a set of challenges, but nothing they haven’t seen before. The team is equipped for and experienced with multitude of problematic building structures and handles each, as in Dan and Tina’s home, by surpassing all expectations and delivering major success.
